As a Project Manager This Company will: Assist Owner in establishing project goals in terms of design, budget and schedule, Develop optimum project schedule, Develop project contracting methodology, Assist in selecting and contracting with consultants, Manage all consultants' activities, Provide construction estimates, Construct model room, Receive and review all invoices; prepare and submit Requests for Payment, Assist architect in preparing contract documents, Prepare ''Volume 1'' of Project Manual, including Bid Form, construction contract, etc., Issue Invitations to Bid, Conduct pre-bid meeting, Receive bids and recommend award, Prepare construction contract(s), Assist architect in obtaining permits, Manage all consultants' activities, Review Purchasing Agent's purchase orders for accuracy, Provide on-site Owner's Representative; supervise construction, Receive and review all invoices; prepare and submit Requests for Payment, Review and negotiate all requests for additional moneys (change orders), Perform quality and punch inspections, Administer final payment and contract close out (lien waivers, etc.).
