Description Price reduced to sell! Site is pre-approved with permits in high growth area. The subject property for sale is located in the northwestern panhandle area of the state of Florida approximately midway between Pensacola and Panama City just to the north of Interstate 10 in Walton County. Mossy Head Self Storage is approved to be constructed in three phases and will consist of approximately 355 units of storage within 59,000 Square Feet of building space.
Mossy Head is in the beginning phases of a long term growth spurt. Walton County has already purchased land to start construction on two new schools for Mossy Heads growing population. Mossy Head has also been slated by Walton County as the future site of a large scale industrial park area with many fortune 500 companies planning to locate their regional distribution centers there. Gulf Coast Energy Inc. has already leased 50 acres in the region for a new $165 million production plant for biodiesel and ethanol fuel sources. These factors should make employment opportunities abundant, thus bringing in more population.
Eglin Air Force Base is located to the south of Mossy Head and is one of the USAF's largest bases on the continental US. Recent base closures around the country are bringing in more and more troops to Eglin as BRAC is enforced which is increasing the local military population. Many of these military families live to the north of the base in Crestview due to more affordable housing and easy access to the base located down Co Hwy 85. Mossy Head is just coming into demand for the same reasons-affordable housing, employment and easy access to the Eglin via Co. Hwy 285. The population of Walton County is projected to grow more than 10% over the next 5 years and may well double over the next 20 years according to the US census. The Department of Labor data shows that current unemployment in Walton County is approximately 2.6%.
