Description CR Communities is seeking $1,500,000 in capital for an investor to largely purchase:
1. CR Communities company;
2. Its residential projects in San Ramon, Costa Rica, called Organic Heaven on approximately 18 acres, about six miles from San Ram¢n;
3. Three lots in Organic Views, about three miles from San Ram¢n; and
4. One lot in Organic Estates, also in San Ram¢n.
The developments will consist of 20 homes in total with most home sites averaging 1.25 acres
The developers require $1,500,000 to be used as follows:
The certified organic land, ''Organic Heaven,'' with ocean and valley views, along with Organic Views and Organic Estates is currently owned by CR Communities. CR Communities requires $1,500,000, for investment to include the Organic Heaven property and to develop it along with ownership in the remaining assets of CR Communities including three lots in ''Organic Views, one lot in ''Organic Estates,'' and the websites of CR Communities including crcommunities.com and boomesincostarica.com.
The anticipated time frame for completion of the infrastructure on the Organic Heaven project is 6 to 8 months. The infrastructure already exists for the other two projects. The Organic Heaven project will commence with the construction of two homes. CR Communities estimates it can sell out the projects in 4-5 years. Depending on the direction of the projects, homes will sell from $289,000 to $389,000, with $224,220 being breakeven.
The Annual Gross Revenue and the Anual cash flow asume homes are sold at $389.000 during 5 years (maximum period expected). The total costs and total income was added and then divided by 5, in order to give an estimate number for these fields. There are different scenarios which will be further discussed.
