Heard this morning that a major gambling casino is to begin construction about 1/2 hour from this motel next fall. It will likely drive substantial new revenue and occupancy 12 moths a year to the motel, plus a major outdoor water slide project has received the necessary building permits and funding to also soon begin construction.
Both of these projects will have a major positive impact on business for the motel. As Atlantic City, NJ gambling collapses (4 majors closed their doors or announced closing within a few months, this year) the Catskills of NY State is set to open several new gaming super hotels/resorts.
The financial calculations are based upon the 18 motel rooms being converted to efficiency apartments and filled with short stay occupants, possibly including seasonal workers, public assistance individuals or couples and the 9 cabins as well. The rent for each unit is conservatively set at $1,000.00 per month for a single occupant and more for two occupants.
The motel rooms are now undergoing this upgrade that includes a stove and refrigerator unit and the need in the area is reportedly strong. While running it as a motel, as it has been for decades, is an option, the real money maker is as described above with efficiency apartments. With the 18 motel rooms and 9 cabins outfitted and rented, the annual gross income is projected to be at or near $325,000.
